International Realty Partners is a pre-construction bulk purchase company that helps developers meet their sales requirements in order to qualify the start construction.
We will purchase as many units as needed to help developers meet their pre-sales requirements.
In return, we receive a 30% co-developer fee or discount on every units sold from the time we enter into contract with developer and a 2% funding fee at the time first 10% deposit is placed in escrow.
Developers are responsible for selling our units and collecting our deposits.
Developers must sell 75% of the units or square meters purchased by International Realty Partners prior to receiving any additional deposits.
International Realty Partners will place 10% deposit in escrow with any and all units purchased from developer at the time we sign a contract.
Deposit will stay in escrow in a United States Federally insured bank until construction on such project starts. An exception could be made if additional guarantee is offered for deposit.
All deposits from re-sales must be deposited in International Realty Partners escrow account in Panama.
We will pay a commission of 5% for any units sold by developer, 2.5% at the signature of a re-sale and 2.5% at closing.
If a project does not get built, developers will owe a 12 % return on cash in escrow.
